I found this article from the San Jose Mercury Times about the summertime in Jackson

Shooting StarTram BaseWent out to the Village yesterday to visit the Couloir restaurant at the top of the Gondola. When you get up close to the new Tram building, it’s huge, as this picture illustrates. The other picture shows the progress on the Shooting Star golf course. Apparently, tee times will be available every Tuesday for locals and non members.

Anyone who has visited any of the resort properties around the Valley has certainly noticed the unusual amount of Eastern European employees. Every year there seems to be more and more, especially in the summer when they can they can get 5-6 month work visa’s and are on a break from school. The employers love them because, by and large, they are very polite, show up on time, and compared to many college kids, WANT to work…a lot. I'm beginning to think too that many are staying here, both legally and illegally, and we are going to start to see a Eastern European community begin to grow here, much the same way the Hispanic community began here 25 years ago.

Real Estate:

From 7/4 - 7/14 there were 46 new listings in the MLS for the greater Jackson area. 5 listings went under contract during that same period.

From 7/4 - 7/14 there were 30 listings in the MLS that lowered their price. 1 listing raised their price during that same period.

Skiing the Grand

Here is an article I found regarding the improving wireless service in Jackson.

My friend Alex Walker, pictured left,climbed up and skied the Grand on Thursday, June 19. Alex is also on the far left in the other picture, taken 48 hours later, at the summitt of Bald Mountain, a 4700′ climb to start a 80 mile bike race down in Evanston. And, yes, he smoked all of us up the climb. Pretty impressive.

The little bluetooth earpiece that make you look like an extra at a Star Trek convention really has no place in the public domain.(Pruett, Vaughn, are you listening?) Your car? Maybe. But to see people walking down the street appearing to be carrying on like some deranged Red Sox fan, still complaining about Knoblock’s phantom tag on Jose Offerman during the 1999 ALCS, talking out loud with their hands, then to only them turn their creepy little head to reveal the ultra dorky ear piece. It’s just not OK. Save it for the car. The windows are tinted, sometimes theres a glare, and there is a functional advantage that theoretically both hands are now free to hold the wheel. (the reality is you now have two hands to send a text, change the CD, flip off the people on BOTH sides of the car, all while steering with your knees).

Summer is Here…finally.

Jackson Hole TramI was up at the Village yesterday and took these pictures of the new Tram Building and the actual cable that is going to pull the cars up and down. It’s amazing how thick the cable is. Putting the cable on the towers is not going to be easy.Jackson Hole Tram Cable

Speaking of which, all of us have been bemoaning the cold snowy weather we had this spring, but we had it easy compared to the poor guys working 6 days a week trying to get the Tram built in time for a December opening. If yo thought the weather was bad on the Valley floor, imagine what it was like up at 9000′ trying to put a 100′ tower together. Misery.

It looks like the spring/summer run off is finally peaking. I'm guessing that it will be July 25th or so when the Snake finally clears up and becomes fishable.

It was sad to hear about the death of George Carlin. These days we need people who can make us laugh more than ever. (”I am” is reportedly the shortest sentence in the English language. Could it be that “I do” is the longest sentence? )

Real Estate:

I'm going to say what most Real Estate agents do not want to say. Certain parts of the market in Jackson are slowing down. Granted, the Buyers, and the money, usually shows up a little later in the summer, but there are some signs that tell me this summer might be a little slower than most for residential sales. (the commercial building is going crazy, both in town and Teton Village) Consider the following:

There are 54 listings in the MLS for properties located within the Town of Jackson betwen $450,000 and $800,000. Last year at this time there were about 15, on a good day.

There are 21 listings for sale for under $5,000,000 (lowest is $784,000) within a 3 mile radius of Downtown Wilson. This is unprecedented for Wilson. This does not count Teton Pines or the Aspens. It’s my feeling that many of these are overpriced and Sellers who are will to give a little on their prices are probably the ones who will sell their properties.

Speaking of Teton Pines and the Aspens, there are 42 listings in the MLS for these two areas, 29 in the Aspens alone

Teton Village is a an interesting situation. There are 56 places for sale in Teton Village and that number will probably go up as the second phase of Hotel Terra come on line as well as when the Golf Cabins at the new Shooting Star golf course are finished. I suspect a lot of those owners will try and flip them as soon as they close on them. However, all or most of the Golf Cabins, at around $4,000,000 or more apiece, have been spoken for. Interestingly, when talking to people in the hotel/rental business in Teton Village, they will tell you the demand for condo rentals and hotel rooms over Christmas/New Years is very, very high. (read: book now, especially airline tickets) I have to believe this is due to the buzz surrounding the new Tram and that last year we just had an incredible ski season. That makes me think that with all the press the new Tram is going to get this fall, combined with the new golf course (which looks really, really nice), prices in the Village to see a bit of a spike again. I do believe that all the potential that people have seen in Teton Village over the past 15 years or so, is finally going to be realized. That being said, the Teton Village that many of us have known(and loved) for all these years is probably being shown door. The change began when the Four Seasons opened it’s shop 5 years ago and things, I believe, are really going to accelerate over the next few years. Whether it’s good or bad is open for debate, but the fact that it’s changing, and changing fast, is not.

Looks like the Yankees are finally getting a little traction and the Red Sox have found the quicksand. What a shame.

I find Rachel Ray as unbelievably annoying as the next guy, but this is just ridiculous. Why can't FOX News to something productive, like turn the camera’s off.

Anyone whose ever bet on sports can appreciate this. Last night during game 5 of the Lakers-Spurs playoff series, the Lakers have the ball with a couple seconds left and a five point lead. The game is effectively over. The spread was Lakers -7.5 pts. Instead of just running out the last few seconds of the game by holding the ball, for no apparent reason Sasha Vujacic of the Lakers throws up a uncontested 3 point shot and…makes it as time expires. Final score Lakers 100- Spurs 92. According to sources in Vegas, that pointless shot affected about $100,000,000 in bets. If you took the Spurs +7.5, this is the type of event that makes your head explode.

I'm wondering if Sasha bet on his own team…

Here’s the latest on the affordable housing crisis facing us in Jackson. The funny thing is, everyone seems to nod their collective heads when asked if there is a housing problem in Jackson, but nothing substantial seems to get done.

Saw this picture in the SLC airport this week. The JHMR is really making a push to have the new Tram be THE event of the 2008-2009 North American ski season. I think it’s a good strategy, and they just might pull it off. If mother nature co-operates the way she did this winter, it could be a bonanza. Forgetting on mountain amenities for a second, I think it’s understood among the skiing public, that when the snow is good, there’s not a ski area in the country that comes close to comparing to Jackson.

This is an good piece in the Planet about the effects of the gas exploration in the Pinedale area. And it doesn't even touch on the flourishing meth business, a drug so nasty, it makes you yearn for the good ‘ol days of cocaine addiction.

The latest Indiana movie “Indiana Jones and the Magic Flying Skull” or whatever it’s called, opened last night. I'm not really sure what makes me feel older, the fact that the hero is 65 or that it was 27 years ago that we first saw Indy, Marion and the rest of the gang. Nonetheless, if you're between 30-60 you have to go see it. Have to. And while the reviews have been lukewarm, I guarantee it will be better than any of the last 19 Star Wars movies.

Crocs? Just say no…

Sunrise Jackson HoleI've said before the state of air travel in this country is abysmal, but this really beyond comprehension. So…..my question is… when someone had to use the bathroom, did this guy give it up? (and then go back!)

I got a shout out from the JH News and Guide this week (page 10) about financing being the issue for the project on Scott and Snow King being iced. The developer says that is not the case. I stick by my sources and still say they couldn't get financing without personally guaranteeing it.

Hillary’s Done (so is Teton Meadows)

The Snake River by the Wilson Bridge finally turned green/brown today. I don't think it’s going to fishable again until mid July. According to the Raymer plot measurement, there is still 100″ base at 9300′. That’s A LOT of snow to melt.
Apparently, the 3.6 acre lot just south of the Tram Tower Condo’s , which includes part of the area you ski through to get to the Tram, VC etc. , sold for over $50,000,000. (yes FIFTY MILLION!!) I'm not sure if it’s true, but there’s a lot of rumors from different sources floating around. At that price for 3.6 acres, I have absolutely no idea what can go there to make it work. (I've also heard that those same Buyers are now focusing on a 5.6 acre piece that includes part of the upper lot and the land above it. Not sure which is true, but it’s all kind of interesting)

It looks like Teton Meadows is dead. The moratorium was the final nail but I was told the developer was going to let the contract expire anyway. It’s too bad because I thought there were some good ideas there but in the end I think it was a little too big and clearly the timing was wrong. Being an out of town developer certainly didn't help either. As for the moratorium, I personally think it’s kind of a cop out. If the commissioners feel a project is too big, or too dense or whatever, they can just say no. It’s not always easy, I know that, but that is their job. I give credit to Andy and Bill for voting against it. Anyway, it’s in place now, until the end of 2008 and probably beyond that. And if you don't think this is a shot across the bow against affordable housing then I don't think you're paying attention.

The people most upset about Teton Meadows cratering may be the publishers at the JH News and Guide. They pay a lot of bills with all the money Save Historic Jackson Hole spends in promoting no growth in their full page ad campaigns. Some people have suggested that the paper stirs the pot on these issues just to get some of that ad money. I don't think the paper would ever do that…

From last nights Dodgers-Muts game. Michael Jackson hangs his kid over a ledge, and he a psychopath, this guy puts his kid in harms way, a baby’s head is like an eggshell, and he winds up on Sports Center!

2008- Best Ever?

The 2008 season wrapped up last and it’s easy to make an argument that this was the best ski season in twenty years. The near record snowfall, the cold temps and the fact that due to the calender working out, the mountain stayed open about as late into April as possible (it always shuts down the first Sunday in April). The only thing missing this year was having the Tram to get you to the top in 10 minutes. This was especially evident for me during the last couple weeks of the year when there were no crowds and the skiing was excellent. These were days when “walk on Trams” would have been a lot of fun. All and all though, it was a season to remember. Now, it’s time for the snow to LEAVE!

Real Estate:

Not sure really what to say about the RE Market here other than it’s very unpredictable. A lot of Teton Valley is in a fire sale right now, especially Teton Springs, with way too much inventory compared to qualified(willing) buyers. We're seeing some minor price reductions on some of the less expensive places in town, but not too many and they're mostly corrective in nature. And it the past few weeks we've seen a half dozen or so properties listed above $4,000,000 go under contract including a $11,000,000 listing in Indian Springs. So clearly there are still Buyer’s out there who believe in the Jackson market. A safe harbor? That may be the thinking.

Flat Creek

It looks like the County Commissioners will vote to enact a building moratorium until a least the end of 2008. It won't include Teton Meadows but that’s not really a big deal in my mind because I think it’s dead in the water as it’s configured right now. Maybe they will make some changes before the County votes on it.

There’s very little in this world that gives me more pleasure than watching the Yankees take the Red Sox out behind the tool shed, like they did last night.

Is this Really April??

I took the day off from work Tuesday (some would say this is an oxymoron) and went touring off the back of the ski area. April 1, really? Felt more like mid January. Knee deep powder, cold temps, and some of the best skiing I've had all year. Everyone I ran into had this same sort of sheepish grin, shaking their collective heads in amazement as to the conditions, great by any standard but just plain silly for April.

Here’s the latest on the moratorium being debated by the County Commissions. Seems like they are trying not to anger too many folks. Personally, when being asked to chose between letting all the development happen South of Town or a moratorium, I don't like either choice. It’s like going on a camping trip and having to choose between Hillary Clinton or Rosie O'Donnell as your tent mate. Neither is particularly appealing.

Last week I mentioned an article in the Financial Times which quoted various people that the Jackson real estate market was slowing down a lot. below is a reply from the President of the Teton County Board of Realtors

“Friends and Clients-

In a recent article the Financial Times cited that the real estate market in Jackson Hole plummeted 42 percent the end of last year as compared to the year before. They further quote that these statistics originated from the National Association of REALTORS.
( “Other expensive areas of the west have been hit. In Wyoming, home to the mountain resort of Jackson Hole, existing home sales plummeted 42 per cent in the fourth quarter of last year, according to the National Association of Realtors.
That was the second worst showing in the nation. Only Nevada, with a 44 per cent drop, fared worse.”)

This past February as the 2008 President of the Teton Board of REALTORS, I attended the Wyoming Association of REALTORS mid year legislative Session in Cheyenne. During this conference our National Association of REALTORS’ representative requested that each County MLS Board send their sales statistics every month so that NAR would have accurate information to disseminate. At the time of the conference only 2 counties in the entire State had been sending this report and according to these 2 Wyoming counties the numbers used were incorrect and erroneous.

As the Teton Board of REALTORS had never been asked, prior to this session, our sales report was only first sent mid march-just 2 weeks ago. I do not know how the Financial Times could offer such a damaging report without any confirmation of their information.

In fact the last quarter of 2007 was down only 19.6% from 2006 but saw a 5.6% increase in the dollar volume of sales for single family homes in Teton County from $147 million to $164 million.

It is inexcusable that such an important article could provide such bad information.

Our Teton County real estate market is strong and although I believe there has been a healthy correction in pricing as compared to last year we anticipate a very active selling season this spring/summer.

Apparently the development near the corner of Scott lane and Snow King Ave. has been put on ice by the developer and he actually shopping it around. It’s completely approved for 40 something units, ready to go. The issue is getting proper financing. A sign of the times?

A special shout out to those ranchers down in the Pinedale area who managed to kill 3 wolves in the first three days they were de-listed from federal government’s endangered species list. Who needs a balanced ecosystem anyway??

For anyone who has spent time in the Pinedale area, whether it be enjoying the world class fishing, exploring one of the. thousands of lakes, or just living there, this is an sad story on the collateral damage due to all the oil and gas exploration.

There are 25 properties (condo and houses) for sale in the Aspens, $405,000 - $2,900,000

There are 12 properties for sale in Teton Pines, $1,450,000 - $9,000,000

There are 26 fractional ownership options for sale at the Teton Club

There are 65 properties for sale in Teton Village, ranging from a 405 sq. ft. Studio for $429,000 to a castle in Ellen Creek for $15,600,000. Six of those are condo’s at the Four Seasons ranging from $3,100,000 ($1800 per sq. ft.) to $4,650,000 ($1404 per sq. ft.)
