The Jackson Hole area has an interesting mixed-use agenda when it comes to land. The most notable fact of Jackson Hole real estate is the rarity of available land. Out of 2.7 million acres in Teton County, only 59,000 are privately held. And space defines Jackson Hole.

Public lands comprise 97% of the Jackson Hole landscape. This works two-fold. Purchase prices for Jackson Hole real estate continues to rise unabated and land ownership comes with an increased sense of entitlement due to the “backyard” of much of Jackson Hole's real estate extending into national forest and national parks. Within this high range, living styles vary widely. Log mansions adorn hillsides peeking from beneath aspens. Funky and traditional single family homes can still be found around Jackson Hole proper and in the subdivisions just south of town. On the west side of the Snake River, Highway 392 runs parallel to the Tetons. Typically subdivisions along this stretch become increasingly more extravagant and spacious as they approach Teton Village and the southern entrance to Grand Teton National Park. Condos and resort living dominate the Teton Village portion of the Jackson Hole real estate market with several superior single family homes in the area.

The town of Wilson, at the south end of the highway, has quiet neighborhoods, horse properties, and many exclusive developments. Fall Creek Road takes off south from here too. True cabins, of the old Jackson variety, hide within the trees, countered by some of Jackson Hole real estate's most robust home lots and fishing properties the further south you travel.

From the eagle’s eye view we get both a keen and sweeping look at Jackson Hole. Dreams come in all shapes and sizes. Some are raw land with much still to imagine. Built homes in the northeast part of the Jackson Hole valley have expansive views of the Tetons combined with the convenience of the nearby Jackson Hole Airport and Jackson Hole Golf and Tennis, all snug up against Grand Teton National Park. Part and full-time Jackson Hole homeowners cherish these typically roomy subdivisions. Further east of the Snake, across Highway 26, the town of Kelly is tucked up against the Gros Ventre Range.

Even subdivisions surrounding Jackson Hole proper epitomize Wyoming freedom with 2-10 acre plots or the 35 acre site. These larger sites are often designed precisely for owners who are investing in their ideal Jackson Hole home and often compose the steepest price tags among the Jackson Hole real estate market. Family visits, recreation, hobbies and relaxation come to mind while considering location and design.

A log cabin hidden behind the shade of old pines shares a block with a quiet commercial building. A further glance down the street reveals a completely modern duplex with iron trimmed balcony and expansive picture windows. Continued talk of downtown expansion, upward, may one day add a sudden urban element.

South and west of downtown, closer to the library, grocery stores, and bike path, offers a combination of styles too. Funky, modern and rustic blend into a distinctly Jackson Hole mix that fits the diverse population, and amazingly, like a gingerbread village, it’s a sweet mix.

Further south of Jackson Hole the landscapes mingle with the homescapes. Residential golf resort segues into subdivisions that meander across these scenic stretches. Small Jackson Hole homes speckle the landscape, tastefully representing Jackson Hole's far-reaching early developments.

Highway 26 follows the Snake River down to Alpine and then Afton on Highway 89. In the other direction, cruising east on highway 189 from Hoback, the highway takes in the Wind River Range as it runs east to Pinedale. There gas exploration has established a foothold in the heart of a lake district. Premier sporting properties and evergreen getaways are still a relatively close drive to Jackson Hole and offer prices more affordable than those often found in the Jackson Hole real estate market.

The geographic splendor of the Jackson Hole area, for almost a hundred mile radius, makes Jackson Hole a destination for classic western living. The scarcity and absolute quality of land has created exclusivity and investment opportunities, reflected by the high price of Jackson Hole real estate that has exceeded the reach of many. //
